Hyde Park Village Tampa Fall 2026: New Shops and Local Events

In 2026 the storefronts along West Snow Avenue changed faster than in any recent year. LoveShackFancy opened in July and Ralph Lauren followed. FRAME has an address and is getting ready to open, and Hermès has signed a lease for a two-story boutique expected in 2027. Over the same months, the Village posted a fall schedule that would look familiar to anyone who has lived nearby for years. There's a pumpkin patch on Village Circle that raises money for The Humane Society of Tampa Bay, a pet parade, and jazz on Thursdays. A tree lighting in November raises money for The Children's Dream Fund.

That calendar runs on Tampa causes and Tampa operators, and none of the 2026 lease activity has changed it.

What Arrived on Snow Avenue in 2026

The recent turnover is concentrated on a short stretch of West Snow Avenue, with a few more names posted but not yet dated.

Tenant Address Status as of October 2026
LoveShackFancy 1619 W. Snow Ave. Grand opening set for Friday, July 10; Village lists it as now open
Ralph Lauren 1609 W. Snow Ave. Open, per a July 28 report
FRAME 1630 W. Snow Ave. Announced in May; no opening date published
Hill House Home Not published Listed by the Village as coming soon
Rifle Paper Co. Not published Listed by the Village as coming soon
Hermès Not published Lease signed; opening expected sometime in 2027

Tampa Bay Business & Wealth reported the LoveShackFancy opening date, and the same outlet confirmed Ralph Lauren was open by late July. What Now Tampa reported in May that FRAME was preparing to join the Village at 1630 W. Snow Ave.

Hermès is the largest single commitment. According to the lease news republished by WS Development from WWD on August 13, 2026, the boutique will cover 8,030 square feet on two floors. The same piece lists the brands already at the center, including Ralph Lauren, Alice + Olivia, Zimmermann, Peter Millar, LoveShackFancy and Veronica Beard.

The Owner Has Said What It Is Building

WS Development, which owns the Village, has stated its strategy openly. Its president, Samantha David, described it this way in the Hermès announcement:

"Since we bought Hyde Park Village, our goal has been to create a destination that offers the most respected international brands alongside the most beloved locals."

The second half of that sentence matters to neighbors as much as the first. The neighborhood has been watching how the two halves balance out. In a FOX 13 report on the Village's turnover, Patrick Cimino, land use chair of the Historic Hyde Park Neighborhood Association, said the area had been "generally on an upswing" for more than a decade. He also said the change had "gotten a little more exaggerated, I guess, with the high-end stuff." In the same report he called retail and restaurants the neighborhood's biggest amenity.

That FOX 13 story also covered departures. Goody Goody Burgers had closed, and Pottery Barn had moved out of its space. Creative Loafing Tampa reported that Goody Goody's last day at 1601 W. Swann Ave. was Sunday, Sept. 29, 2024, and that closing was the operator's own decision.

So the storefronts on Snow Avenue are the half of the owner's plan that changes. The rest of this post covers the other half, the local events and operators that have stayed in place while the shops turned over.

The Fall Calendar Runs Through Village Circle

The current events listings don't follow the new leases at all. The Pumpkin Patch takes over Village Circle, and each major fall event is tied to a Tampa organization or a restaurant already on the property.

  1. Pumpkin Patch, October 10 through 25. It runs on Village Circle from 3 to 6 p.m. Monday through Thursday and 10 a.m. to 6 p.m. Friday through Sunday. The Village says every pumpkin purchased supports The Humane Society of Tampa Bay.
  2. Hyde Park Pet Parade, Saturday, October 24. The Pumpkin Patch listing pairs the parade with live music on the patch's last weekend.
  3. Bouzy Jazz Thursdays. The Village's fall listings carry it as a weekly event, including an entry for Thursday, November 5.
  4. Fresh Market, first Sundays. The October 4, 2026 market ran from 10 a.m. to 3 p.m., and a 2026–27 season is listed from October 2026 through September 2027. The market operator, Tampa Bay Markets, lists the same October-through-May hours. By the first-Sunday pattern, the next market would fall on November 1. That date doesn't appear on the Village's own November event list, though, so it's worth confirming with the operator first.
  5. Holiday Happening, Thursday, November 19, 5:30 to 8 p.m. The event page lists live music, a Nutcracker-inspired performance by The Tampa City Ballet and a visit from Santa, hosted by Janelle Martinez of Great Day Live. The tree lighting is at 7:45 p.m., with proceeds going to The Children's Dream Fund.

The common thread is where each event sends its money and attention. Pumpkin sales go to an animal welfare group, and the tree lighting supports a children's charity. The music on Thursdays carries the name of a restaurant already on the property. Any new storefront opens into a fall schedule that was set without it.

The Tables That Outlasted the Turnover

The restaurant roster shows the same thing over a longer stretch of time. The Village's directory, captured in July 2026, lists Forbici, On Swann, Ro, Bouzy, Sesame, Jekyll, The Lobby Bar at Palihouse, Buddy Brew Coffee, bartaco, Meat Market, CinéBistro, Clean Juice, Irish 31, The Hyppo, Timpano, OddFellows, The Salty and sweetgreen.

Forbici has the most notable recent history. In May 2025, the Tampa Bay Times reported that WS Development had filed in April to evict the restaurant at 1633 W. Snow Ave. over alleged excess seating. The operator, Next Level Brands Hospitality, told the paper it had reached a compromise in principle to keep the restaurant open, possibly with fewer seats. FOX 13 reported in the same period that the group expected a compromise that would keep operations mostly the same. No published court outcome turned up. More than a year later, though, Forbici was still in the Village directory, and the August 2026 coverage listed it among the Village's dining draws.

That coverage came from That's So Tampa, which wrote up 813 Day on August 12, 2026. It reported that more than three dozen Village businesses were offering specials. The piece grouped them in two sets, "shopping hotspots like Ralph Lauren, PAIGE and LoveShackFancy" and "local dining stars such as Bouzy, Forbici, and Ro." That's the split WS Development described, at work on a single summer Thursday.

Ro has been part of the restaurant side for a few years. Creative Loafing Tampa previewed the Three Oaks Hospitality sushi concept at 1500 W. Swann Ave. in October 2023. On Swann's own Village page describes a locally sourced menu and support for local small companies. The Village calls Sesame a local bagel shop. WS Development's own Hermès announcement points to On Swann and Ro as the center's Michelin-rated restaurants.

The directory and the August coverage are the latest records of this lineup. Calling ahead before a specific dinner is a reasonable habit in a year when the Village has changed this much.

A Late-October Saturday, Built From the Listings

October 24 is the day the whole fall schedule lines up. The Pumpkin Patch opens on Village Circle at 10 a.m. as part of its weekend hours, and the Hyde Park Pet Parade and live music are on the same day. Lunch can be at Sesame, Ro or On Swann. A walk down Snow Avenue passes the year's new storefronts between Ralph Lauren at 1609 and FRAME's future space at 1630. The patch stays open until 6 p.m., and October 25 is its last day.

Two Thursdays later, on November 5, Bouzy's jazz night is on the Village calendar. On November 19, the Village's Holiday Happening ends with the tree lighting at 7:45 p.m. Hermès will open sometime after that, in 2027, by which point the Village will have run its fall calendar at least once more.

The new boutiques coming to Snow Avenue will shape how the streets around the Village are valued, along with how they're walked.
